Lexington, KY School District Guide for Homebuyers

The short version: Lexington has one school district — Fayette County Public Schools (FCPS), one of Kentucky's largest, serving over 40,000 students across roughly 65 schools. Your home address determines your assigned elementary, middle, and high school, and you can check any address in about 30 seconds with the FCPS School Finder. Beyond your zone school, districtwide magnet and specialty programs — STEM academies, IB, performing arts — are open by application no matter where you live. This guide covers how assignment works, the schools and programs families ask about most, private options, and how to shop for a home by school zone.

Tell me your target schools — I'll map the neighborhoods that feed them.

How School Assignment Actually Works in Lexington

Every address in Fayette County is zoned to a specific elementary, middle, and high school. Buy the house, get the zone — that's the default. Two things soften it:

  • Districtwide magnet and specialty programs accept applications from anywhere in the county (details below).
  • Out-of-area requests let families apply for a non-assigned school when space allows — FCPS handles these through its enrollment office.

Three tools settle any question: the FCPS School Finder (enter an address, see all three assigned schools), fcps.net, and the district office at (859) 422-4100. One thing I do on every offer where schools matter: verify the current assignment for that exact address before we sign anything. Zones get redrawn periodically, and a listing agent's "great schools!" line is not a boundary map.

A note on ratings: I deliberately don't quote GreatSchools scores, US News ranks, or state accountability colors in this guide — they reissue every year and go stale fast. Look up current ratings, test scores, and parent reviews directly, then visit the school. The numbers are a starting point, not a verdict.

Elementary Schools by Neighborhood

Elementary assignment is usually the first question families ask me. These are the pairings buyers ask about most — verified via the FCPS SchoolSite Locator (2025–26 school year) with a representative address per neighborhood, July 2026. Assignments are address-specific — always run your exact address through the locator before you write an offer:

High Schools

Lexington's high schools cover the full range — traditional college prep, career academies, gifted STEM, and arts. Every zone list below was spot-verified via the FCPS SchoolSite Locator in July 2026 — zones are address-specific at the edges, so confirm your exact address.

Henry Clay High School

One of Kentucky's best-known public high schools, with a long-standing AP program, nationally competitive debate, and deep athletics tradition. Neighborhoods in this zone: Chevy Chase, Zandale, Kenwick

Paul Laurence Dunbar High School

Named for the poet, Dunbar is one of Kentucky's largest high schools and home to the Math, Science & Technology Center — FCPS's application-based STEM program for gifted and talented students in grades 9–12, with fast-paced, college-level coursework. Neighborhoods in this zone: Beaumont, Palomar

Tates Creek High School

Offers the International Baccalaureate programme (grades 9–12) — college-prep coursework taught to international standards with the chance to earn college credit — alongside career-focused academies. Neighborhoods in this zone: Tates Creek area, Hartland

Frederick Douglass High School

Lexington's newest high school (opened 2017), with modern facilities, strong STEM offerings, and a fast-growing athletics program on the east side. Neighborhoods in this zone: Hamburg, Andover

Lafayette High School

A south-Lexington anchor with a long academic tradition, one of the state's strongest athletics programs, and SCAPA at Lafayette — the district's grades 9–12 school for creative and performing arts. Neighborhoods in this zone: Garden Springs, Southland

Magnet and Districtwide Programs

This is the part of FCPS most buyers don't know exists: application-based programs open to students countywide, regardless of address. Verified against FCPS's current program list:

  • Rise STEM Academy for Girls (K–6) – STEM and leadership-focused school community for girls
  • George Washington Carver STEM Academy for Boys (K–5) – hands-on, STEM-infused instruction
  • Pre-Engineering at Leestown Middle (6–8) – STEM, digital design, coding, project-based learning
  • Lexington Middle School Visual & Performing Arts (6–8) – core academics enriched through dance, drama, visual art, music, and media arts
  • SCAPA – the School for the Creative and Performing Arts, at Bluegrass (4–8) and Lafayette High School (9–12)
  • STEAM Academy (9–12) – science, technology, engineering, arts, and math high school
  • Math, Science & Technology Center at Dunbar (9–12) – accelerated STEM for gifted and talented students
  • International Baccalaureate at Tates Creek High (9–12) – IB coursework and college credit
  • Martin Luther King Jr. Academy (6–12) – smaller, higher-support setting
  • The Learning Center (8–12) – nontraditional environment with smaller classes and a different pace

Application windows and admission requirements vary by program — some are open enrollment, others require auditions, portfolios, or testing. Check the current details at fcps.net or call (859) 422-4100 before you count on a seat.

Private School Options

Some families want an alternative to FCPS, and Lexington has real options:

  • Sayre School (PreK–12) – Kentucky's oldest co-educational school, downtown campus, small classes
  • The Lexington School (PreK–8) – progressive, experiential-learning focus
  • Lexington Catholic High School (9–12) – college prep with strong athletics and arts
  • Lexington Christian Academy (PreK–12) – faith-based education with competitive athletics
  • Trinity Christian Academy (PreK–12) – Christian-focused academics and character development

Tuition varies widely by school and grade level — get current numbers directly from each school, and remember private tuition is a recurring cost that changes what house payment makes sense. That trade-off is worth running honestly before you commit to either path.

How to Choose the Right School Zone

Your address decides your assignment, so work the problem in this order:

  1. Run the address through the FCPS School Finder – every address, every level, 30 seconds
  2. Check current ratings and reviews yourself – then weigh them against what you see in person
  3. Visit during open houses – most schools host tours in spring
  4. Consider magnet options – a countywide program can beat moving for a zone
  5. Have your agent verify boundaries before you offer – zones shift occasionally; I re-check every address at offer time

Frequently Asked Questions

How are schools assigned in Fayette County?

By home address. Every address is zoned to one elementary, middle, and high school — check any address with the FCPS School Finder at fcps.net. Districtwide magnet programs and out-of-area requests are the two ways around your default zone. Questions: (859) 422-4100.

What's the difference between a magnet school and a zone school?

Zone schools serve everyone at the assigned addresses; magnet programs are application-based, organized around a theme — STEM, arts, IB — and open countywide. Neither is automatically better. A motivated kid with a specific interest often gets more from the right magnet than from a higher-profile zone school.

When should we start researching schools if we're moving to Lexington?

Before you shortlist houses. School zones narrow the map more than almost any other filter, and even buyers without kids should care — school demand props up resale values. Tell me your target schools first and I'll build the neighborhood list around them, not the other way around.

How do I get reliable information about a specific school?

Start at fcps.net for official programs and enrollment, look up current ratings and parent reviews yourself, then visit. I'll add what families in the neighborhood actually tell me — which is often more useful than the score.

Disclaimer: School boundaries, assignments, and program offerings change. Verify current assignments directly with Fayette County Public Schools or the FCPS School Finder before making a purchasing decision. This guide is informational only and is not an endorsement or ranking of any school.

Need Help Finding Homes in the Right School Zone?

I help families work this exact problem every week — schools first, then neighborhoods, then houses. I'll verify current boundaries for every address on your list and tell you what the ratings sites can't.
