I tell buyers this about Zandale: name something you need on a regular basis, and it is probably within ten minutes. Groceries, restaurants, the mall, a 100-acre park with a dog park and walking trails, a movie theater, a hardware store, a doctor's office — all of it is right there. Zandale is not the flashiest neighborhood in Lexington. It is not trying to be. What it is, honestly and consistently, is one of the most convenient places to live in this city. And once you experience that kind of convenience in your daily routine, it is very hard to give it up.
Zandale sits in south-central Lexington, anchored by the intersection of Nicholasville Road and Reynolds Road, roughly four to six miles from downtown. Nicholasville Road is Lexington's primary commercial artery — the spine of retail, dining, and services that runs from downtown through the south side — and Zandale is positioned right on it. The Zandale Shopping Center, Fayette Mall, and the entire Nicholasville Road retail corridor are not across town. They are across the street.

But step off Nicholasville Road and into the residential blocks of Zandale, and the pace changes entirely. The streets are quiet. Mature trees line the sidewalks. The homes — brick ranches and split-levels from the 1960s and 1970s — sit on real lots with established landscaping. It is the best kind of contrast: commercial convenience at your doorstep, residential calm where you actually live. That duality is what makes Zandale work, and it is what keeps people here for decades.

The other major draw is Shillito Park , a 100-plus-acre park located adjacent to the neighborhood. Walking trails, sports fields, tennis courts, a dog park — it is one of the best community parks in Lexington, and Zandale residents treat it as an extension of their backyard. More on that below.
