August in this business has a rhythm to it. Half my showings are families trying to close before the school year settles in, and the other half are people who watched the spring frenzy from the sidelines and are quietly glad they waited.

The July numbers explain both groups. Here's what actually happened, and what I'd do about it.

The short version: Lexington's median sale price hit $375,000 in July 2026 — up +7.3% from a year ago. Homes are still selling in about 22.6 days, supply is still under three months, and sellers are still getting 98.8% of asking. It's a seller's market by the numbers, with more room to negotiate than the numbers suggest.

The Lexington Housing Market by the Numbers: July 2026

The median sale price landed at $375,000, with the average at $459,987. That median is +7.3% higher than last July — +$25,500 of appreciation in twelve months, which is a louder price story than we were telling in the spring.

Pace and supply: 319 homes closed in July 2026, 476 new listings came on, and the month ended with 631 active listings — 2.01 months of supply at the current sales pace. Median days on market was 22.6, and the average seller captured 98.8% of asking price.

The Gap Worth Watching: List Prices vs. Sale Prices

Here's the number I keep pointing at in listing appointments: the median asking price on active listings is $419,500, while the median home that actually closed did so at $375,000. Some of that gap is mix — bigger, newer homes sit on the active side. But part of it is sellers pricing ahead of the market they're actually in.

That gap is where deals live. Homes priced to real comps are still moving in days. Homes priced to ambition are sitting — and after a few weeks, those sellers negotiate.

What This Means for Buyers

You have more room than the headlines suggest, but not on everything. The right house in Beaumont, Hamburg, or Masterson Station still draws multiple offers in week one — walk into those with financing done and no wasted days.
